Planning application for the redevelopment of the site with a three to five storey terrace comprising 6 retail uses at ground floor, 51 apartments (27 × 1 bed and 24 x 2 bed), 80 car parking spaces of which 67 on site and 13 on street, 67 cycle parking spaces, 2 new access roads, repositioned bus stop and servicing lay by and associated landscaping.
When outdated parking standards jeopardised the project’s viability, we pivoted by shifting the use to residential care, trading the site with full planning permission to a leading care provider. This solution resolved the parking issue, protected the investment, and delivered a robust exit for the investors
